We are fully experienced in all aspects of managing homes both as short term rental and private second homes to make owning a home in the sunshine state a stress free experience. What we can do for you

Homes of America offer a BOOKING SERVICE with our partners Florida villas 4U our rental team will find and place guests into your villa if you wish. Should you wish to enjoy the adventure of renting out your Florida vacation home, you are legally required and governed by local authorities such as the DBPR to ensure your home is safe and abiding to the Florida lodging statutes . . . we are here to help! Our team is educated in the legal requirements of how your home should be prepared and equipped for renting to the public. We will be delighted to furnish your home fire exit signs, fire extinguishers, 911 signs, carbon monoxide detectors, etc . . .
When purchasing a new home or changing to our management, our manager will help with;
• Arranging rental / hotel license
• Arranging occupational license for your county tax office
• Ensure your home complies with hotel required standards
• Fire extinguishers / pool alarms / smoke detectors are maintained
• Arrange connection or transfer of utilities into your name
• Set up utilities on to Autopay (direct debit)
• Check your home complies with Florida statute of lodging – 911 signs, fire exit signs, etc
• Advise on ITIN numbers / W7 forms
• Provide an extensive information file for your home and guest use
• Lock box fitted to front door for key access
• Install pool and spa safety signs
• Provide a report on your home of any outstanding maintenance. It is not usually necessary in a new home, but in the case of a resale, if the property is to be used for short term rentals, an initial inspection will be carried out and a report provided. Should any work be necessary to bring home up to current hotel standards required by Florida law, estimates will be provided to the owner for authorization prior to any work being carried out on the home. Alternatively, as an owner you may prefer to do this yourself.
• When a new home is handed over to management after closing / walk through. Owner will instruct manager/ builder with work to be carried out. Manager will report completed ‘snag list’ work direct to homeowner.
• Ensure your home is fully ready for first rental
• Educate you on advertising your home, professional photos, description and list ideal websites to list your home.
• Interior design / renovation services available for distressed homes

Once your home is ready for rental and you are on your feet, we will continue with;
• Arrival and Departure checks. Your home will be inspected after the cleaners but before your guests arrive to ensure maintenance issues are resolved and your home is clean, fresh and well presented for your guests. First impressions are everything and lasting impressions are repeat business! Please enquire for our 72 point arrival check list. Upon your guest departure your home is visited 3 times (1) Manager carry out post departure check (2) Cleaners report (3) Manager closes down your home after cleaners/ prepares for new guest. In the event of any security deposit to be retained, your Manager will liaise with you.
• Provide a statement and invoice monthly
• Annual tax returns have to be submitted. Manager will assist with the information your accountant will require.
• Manager will check condition of your pool and liaise with pool cleaning team
• Manager will check condition of your lawn and liaise with landscapers (or should your HOA care for your lawn, Manager will liaise with you if any problems found or signs of neglect)
• Offer lawn fertilization program
• Irrigation checks on your system – full zone check on heads, zones, timers, etc. as storms can often send the timers out of sync
• Manager will arrange regular pest control inside and out of your home, this is imperative in Florida. No additional charges for extra call outs, for example should guests leave food out and attract ants.
• Regular checks on smoke alarms
• Regular AC filter changes to ensure AC unit is well maintained and advise on service to system when required.
• Annual checks on fire extinguishers – have them charged or tagged where needed
• Scheduled checks on times of vacancy – checks security, flush toilets, run water, check pool, etc
• Manager / team make ourselves available to attend to any call outs and to attend to any ‘difficult’ renter and provide waiver forms where needed.
• Manager will arrange all pre-arrival and post departure checks and schedule our highly experienced and dedicated cleaning crews around guests’ departure.
• Homes of America can offer optional services to homeowners; Gamesroom installation, Curtain making, theatre room installation, irrigation installation, alarm fitting, Florida glass installation, new gas/ electric pool heater installation, pool covers and reels, paintwork on interior and exterior of home, pressure washing and professional carpet cleaning services, Welcome packs for guests, flowers and champagne, Disney Tickets, airport pick-ups, taxi service, birthday / anniversary arrangements, cakes, scooter hire, cot and highchair hire, daily maid service, mid stay cleaning, BBQ hire, golf clubs etc . . . .
